Some districts are numbered from District 1 to District 12, while others have their own names. In this article, we will mainly introduce Ho Chi Minh City by district.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>The Economic Core of Ho Chi Minh City: District 1 &amp; District 3<\/strong><\/li>\n<\/ul>\n<p>When it comes to the city center of Ho Chi Minh City, District 1 and District 3 are undoubtedly the answer. As you can see from the map above, District 1 and District 3 are very close to each other. In District 1, better-quality properties are generally priced at around <strong>USD 7,000 to USD 18,000 per square meter<\/strong>. In the future, property prices in District 3 may rise along with those in District 1.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>District 2: Where the \u201cNew Wave\u201d Meets the \u201cOld Wave\u201d<\/strong><\/li>\n<\/ul>\n<p><img decoding=\"async\" class=\"wp-image-520\" src=\"https:\/\/www.vnlandnote.com\/wp-content\/uploads\/2021\/03\/word-image-41.png\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>District 2 is now mainly divided into two areas. One is the highly anticipated Thu Thiem New Urban Area, and the other is Thao Dien, which retains a more traditional Western-style atmosphere.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Thao Dien<\/strong> is mainly home to international schools and villa communities. In its early days, many diplomats lived in this area, so the neighborhood has a strong international character. The community atmosphere is excellent, daily life is convenient, and there are many modern shopping malls, restaurants, and sports facilities. It takes less than 30 minutes by car to reach the city center in District 1. The average price of residential apartments is around USD 3,500 per square meter, making the area very popular among foreign investors.<\/p>\n<p>&nbsp;<\/p>\n<p>The other key area is Thu Thiem, one of the most talked-about new districts in Ho Chi Minh City in recent years. Planned more than ten years ago by Japanese urban planning company Nikken Sekkei, Thu Thiem is positioned as Ho Chi Minh City\u2019s new CBD. It is planned to include five sub-areas: a financial center, a cultural and historical area, a low-rise residential area, the west bank of the Saigon River, and a high-rise residential area.<\/p>\n<p>&nbsp;<\/p>\n<p><em><img decoding=\"async\" class=\"wp-image-522\" src=\"https:\/\/www.vnlandnote.com\/wp-content\/uploads\/2021\/03\/word-image-42.png\" \/><\/em><\/p>\n<p><span style=\"font-size: 10pt\">Planning map of District 2, Ho Chi Minh City. Many government and foreign investments are being prioritized for this area, with the aim of turning it into <strong>the financial center of Ho Chi Minh City<\/strong> in the future.Property prices here also clearly reflect market optimism about its prospects. Although Thu Thiem is still under development, housing prices in recent years have already climbed to around USD 7,000 to USD 10,000 per square meter, which is already very close to the prices in the traditional city center of District 1.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>Urban Landmark: Binh Thanh District<\/strong><\/li>\n<\/ul>\n<p><img decoding=\"async\" class=\"wp-image-523\" src=\"https:\/\/www.vnlandnote.com\/wp-content\/uploads\/2021\/03\/word-image-43.png\" \/><\/p>\n<p>Binh Thanh District has also attracted a lot of attention in recent years. Although it covers only about 20 square kilometers, it is now home to <strong>Landmark 81, the tallest building in Vietnam<\/strong>, as well as many high-end apartment communities. Vinhomes Central Park, currently the largest residential community in Ho Chi Minh City, is also located here.<\/p>\n<p>&nbsp;<\/p>\n<p>Binh Thanh also sits on the route connecting District 1 and District 2, linking two of Ho Chi Minh City\u2019s core areas. As the district with the highest population density in Ho Chi Minh City, District 4 was once controlled by mafia groups at the end of the last century. The local authorities invested <strong>VND 1.466 trillion, or approximately USD 63.71 million<\/strong>, in housing clearance and also planned the construction of several new bridges to further connect District 1 and District 7, improving economic circulation between the districts.<\/p>\n<p>&nbsp;<\/p>\n<p data-start=\"6517\" data-end=\"6904\">District 4 faces District 1 across the river and is only about one kilometer from Ben Thanh Market, one of Vietnam\u2019s popular tourist attractions. Its open and inclusive street culture is especially popular among young people. Today, walking through District 4, you are more likely to see trendy boutiques opened by young people, offices of small companies, and other modern urban spaces.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>The Road of Transformation: District 7<\/strong><\/li>\n<\/ul>\n<p><img decoding=\"async\" class=\"wp-image-526\" src=\"https:\/\/www.vnlandnote.com\/wp-content\/uploads\/2021\/03\/word-image-44.png\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>Like District 4, District 7 has also achieved an impressive turnaround. In the past, the land here was poor and could only support nipa palm trees. Even the local government once considered giving up on developing the area. After more than 20 years of construction, the area was transformed into the well-known Phu My Hung urban area in Vietnam. It has become one of the most representative villa areas in Ho Chi Minh City, with numerous international schools and many well-known shopping malls. Image source: vietcetera.com<\/span><\/p>\n<ul>\n<li><strong>Chinese Communities: District 5, District 6 &amp; District 10<\/strong><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Hundreds of thousands of ethnic Chinese residents in Ho Chi Minh City are mainly concentrated in these three districts. As a result, this area is regarded by locals as the city\u2019s <strong>\u201cChinatown\u201d<\/strong> Among the Chinese community, Cantonese people make up the largest group, so Cantonese is commonly used for communication among local Chinese residents.Walking through these districts, you can hear many familiar Chinese dialects. Many people who have just arrived in Ho Chi Minh City often confuse these three districts because their names are so similar.<\/p>\n<p>&nbsp;<\/p>\n<p>However, most people who have visited Ho Chi Minh City have likely been to Tan Binh District, because <strong>Tan Son Nhat International Airport<\/strong> is located there. Housing prices in both districts are around USD 2,000 per square meter.<\/p>\n<p>&nbsp;<\/p>\n<p>These areas are not only home to one-stop shopping malls such as <strong>AEON Mall<\/strong>, which covers 50,000 square meters, but also several large-scale real estate projects. One example is Celadon City, developed by Malaysian developer Gamuda Land.<\/p>\n<p>Celadon City covers an area similar in size to the Phu My Hung urban area mentioned above.
